12 South used to be the quirky, locals-only Nashville neighborhood where you could grab a casual coffee without having to execute a 14-point parallel parking maneuver. Today? It has transformed into a high-end, outdoor Disney World for bachelorette parties and athleisure enthusiasts.

From Local Gems to Heavy Hitters

The half-mile strip is officially an open-air mall. National giants like Vuori, Madewell, and Faherty have taken over, while neighborhood institutions like the 12 South Taproom and Mafioza’s have been squeezed out by the sheer weight of progress. 

The Ultimate Parking War

Trying to park here on a weekend is roughly equivalent to navigating the Green Hills Mall on Christmas Eve. Daytime spot occupancy sits at a casual 95%. It is a classic case of a neighborhood becoming a victim of its own success. Locals wish 12^th South could return to its former charm. For now, if planning a trip to 12 South, your best bet is to pack your patience—or just walk.

While the block has certainly lost some legends, there are still a few OGs and standout local spots keeping Nashville's spirit alive on the strip. 

The Food & Drink OGs

Frothy Monkey: The very first, original Frothy that helped build the neighborhood's identity back in 2004. It serves up incredible lattes and breakfast staples in its cozy, hip house space. 

Edley's Bar-B-Que:  Edley’s is a locally owned Nashville institution. Try the Tuck Special sandwich paired with a Bushwacker. 

Urban Grub: Opened over a decade ago as the strip was transitioning, it anchors the neighborhood with an upscale, rustic vibe and incredible Southern seafood fusion. 

The Cookery: This mellow cafe serves up Aussie-inspired breakfast items and meat pies.  It is also a non-profit that trains individuals transitioning out of homelessness in culinary skills. 

Bottle Cap: If you are looking for a true neighborhood dive/pub atmosphere. This casual sports bar serves up great burgers, wings, and an unpretentious happy hour vibe. [

The Shopping OGs

imogene + willie: Long before the corporate activewear brands arrived, this custom denim shop set up inside a repurposed, historic 12 South gas station. They still produce high-end, small-batch, American-made jeans and apparel right on the strip. 

White's Mercantile: Owned by singer-songwriter Holly Williams (granddaughter of Hank Williams), this modern-day general store is housed in an old gas station. It is the ultimate local source for Southern-made gifts, curated home goods, and unique apparel. 

Made in TN: Situated in the 12 South Collection, this indie store strictly sells curated goods, snacks, and apparel made by local artisans and businesses from across Tennessee. It is the perfect antidote to generic souvenir shops.
